The eSoko Price Index tracks the median asking price of homes to buy and to rent, area by area, compiled from live eSoko listings. An area joins the index only once it has enough active listings for an honest median, so coverage grows as the market does.

Figures are median ASKING prices of homes (apartments, houses, villas, townhouses and studios) from live eSoko listings in each area — the price sellers and landlords are advertising, not a sale-price valuation. Land and commercial space are left out because they are priced on a different scale. An area is shown only once it has enough active listings for a stable median. Asking prices differ from achieved prices; treat the index as a market-direction signal, not a property valuation. Medians are rounded to three significant figures, and an area needs at least five priced listings before its figure is shown.
